Plans and Permitting FAQs

Why do I need a plan and/or a permit?
Proper and high quality execution requires several layers of planning, not just a floor plan. A permit isn’t just “permission” to do your project. The Building Officials advocate for the quality of your project as an unbiased third party which validates that the minimum standard is being met. We consider the Building Officials to be part of the project team and recommend pulling a permit in most cases.
Do I need more than one contractor?
If you’re managing your own project, yes. You’ll likely need a team of vendors, an order of operations for installations, and a method for managing the many layers of communication. Our team simplifies the process into three steps - Planning and Permitting - Pre-Construction - Project execution.
If I get three or more estimates, how can I tell the difference between a less experienced provider and a seasoned professional?
This is a hard question to answer! Many inexperienced providers sound and look similar to professionals but come up short when it’s time to execute the project, which can be very frustrating! This is a foundational reason many clients choose Canyon’s Construction Services. We produce the plan, use a proven management system, and execute the project within budget and on schedule.
Why do I need to be concerned about energy efficiency?
We’re on a big planet with lots of people! We work with you to minimize the impact on natural resources by using energy efficient windows, doors, insulation, plumbing fixtures, light bulbs, etc…
I have three estimates that are not similar, do I go with the one in the middle?
Generally speaking, no! There are roughly 56,000 licensed contractors in Colorado and no standard for pricing. Your contractor should have at least three things - A good relationship with the City/County, a formal planning and management system, and good references. With regard for your home value can be much more important than price. 
Do I need a permit?
In general, if you are only modifying a surface level component such as an interior door, or kitchen/bath cabinetry or countertops you shouldn’t need a permit. Checking in with your local building department is the best way to resolve this question.
